Terms and Conditions
1. General Information
This document governs the relationship between the Guest and Cozly Stay, a hospitality management service by Pian delle more Srl, registered office at Via Corsoio 9, 57020 Sassetta (LI) — VAT and Tax Code 01452820499.Bookings are managed through the website and the integrated online booking system.By completing a booking, the Guest declares to have read and accepted these Terms and Conditions.2. Booking Process
A booking is considered confirmed after the online procedure is completed, the deposit is paid, and the confirmation email is received.The Guest is responsible for the accuracy of the information provided.3. Rates and Payment
Rates are expressed in Euros and may vary depending on the season, availability, and type of offer.Standard Rate — A confirmatory deposit equal to 30% of the total stay cost is required at the time of booking. The remaining balance is due upon arrival.Non-Refundable Rate — Full payment of the stay is required at the time of booking.4. Cancellation Policy
Standard Rate — Free cancellation up to 7 or 14 days before arrival, depending on the rate selected at the time of booking. If cancelled within the stated deadline, the deposit will be retained. In case of no-show, full payment of the stay is required.Non-Refundable Rate — The full cost of the stay is retained in case of cancellation, regardless of the date.5. Tourist Tax
Where required by local municipal regulations, the tourist tax is paid directly at the property.6. Check-in and Check-out
Check-in: from 4:00 PM (for La Locanda degli Alberi: from 1:00 PM) Check-out: by 10:00 AMRequests for early check-in or late check-out must be agreed in advance with the property and are subject to availability.At check-in, a valid identity document is required for each guest, as provided by Italian law.7. Pets
Pets are welcome, with a supplement of €5 per day.We kindly ask that pets are not left unattended and that any waste in outdoor areas is promptly removed. Where available, the swimming pool is not accessible to pets for hygiene reasons and out of respect for other guests.8. Swimming Pool
Where available, the swimming pool is for the exclusive use of guests from 9:00 AM to 8:00 PM. Pool towels are not provided. Diving is not permitted. When other guests are present, the use of large inflatables is not allowed.9. Quiet Hours
From 1:00 PM to 4:00 PM and from 11:00 PM to 9:00 AM, we kindly ask all guests to observe quiet hours out of respect for everyone.10. Property Amenities
Each accommodation includes a bathroom courtesy kit (shower gel, shampoo, conditioner, soap, toilet paper) and a kitchen kit (dish soap, sponge, coffee pods, single-serving sugar).Additional consumables are at the guests’ expense.11. Waste Sorting
Cozly Stay participates in waste sorting. As collection schedules vary by municipality, the specific calendar and instructions will be provided upon arrival.Upon departure, guests are kindly asked to leave the accommodation and kitchen area tidy and to dispose of waste in the designated bins.12. No Smoking
Smoking is prohibited in all indoor common areas.13. House Rules
Guests agree to use the property with care and in respect of others. The use of the accommodation for illegal activities and any behaviour causing disturbance to other guests is strictly prohibited.Any damages caused during the stay will be charged to the Guest.14. Limitation of Liability
Cozly Stay is not liable for theft or loss of personal belongings, temporary service interruptions not attributable to the property, or force majeure events.15. Privacy
Personal data is processed in accordance with EU Regulation 2016/679 (GDPR) and used exclusively for booking management and legal compliance purposes.16. Jurisdiction
Any dispute shall be subject to the exclusive jurisdiction of the Court of Livorno.
